Heartland went up in phases, and each phase came with whatever equipment its builder specified at the time. That means several different brands, several different air handler layouts and several different ideas about how much return air a house needs, inside one community.
We do not care whose badge is on the cabinet. We work on all major residential brands, and in a community this young most of what we see is the same handful of installed-then-forgotten items rather than anything exotic. Out of warranty
Your builder’s AC warranty has run out. Now what?
This is the most common reason a Heartland homeowner calls us for the first time. The builder warranty covered the first stretch, the phone number in the closing paperwork has gone quiet or now belongs to a company that is not local, and something has started making a noise.
The honest position is that an out-of-warranty system is not a worn-out system. Equipment that is a few years old and has never been serviced is usually a maintenance problem wearing a repair costume, and the parts that fail first are cheap and stocked on the van.
Newer builds

Almost every Heartland home shares the same arrangement: condenser on a pad outside, air handler or furnace up in the attic, condensate routed to a secondary pan with a float switch as the last line of defense. It is a perfectly good arrangement, and it has three predictable weak points.
The drain line
A condensate line that slowly silts up is the single most common August shutdown in newer builds. The float switch does exactly what it was fitted to do and kills the system before water reaches your ceiling, which feels like a breakdown and is actually the safety working. Clearing and testing it is a maintenance item, not a repair.
The attic itself
A Texas attic in July is brutal on an air handler and on the technician working in it. Equipment up there runs hot, insulation gets disturbed by every trade that has been up the ladder since handover, and duct connections that were tight at handover do not always stay tight. It is worth having looked at once a year.
The filter
Builder-grade filter racks are often sized for the cheapest filter, and homeowners then fit the thickest, densest one on the shelf believing it is an upgrade. Too restrictive a filter starves the system, ices the coil and stresses the blower. The right answer is the filter the equipment can actually breathe through, changed on schedule.
The ten minute drive
What being the nearest town actually changes.
Being close does not make us better technicians. It changes two practical things, and we would rather describe them accurately than dress them up.
First, scheduling. When Heartland calls in the morning, a same-day* slot is genuinely more likely than for a town at the far end of the county, because a ten minute hop fits into gaps that a forty minute one does not. Second, coming back. If a part has to be ordered, the return visit is a short drive rather than a logistics problem, so it lands sooner.
What it does not change: phones are answered until 9pm, service calls run until about 7pm, and we do not attend overnight. On weekdays you are talking to Mario, the owner; later in the evening your details go straight to him and he follows up.

What decides a Heartland number
Estimates and second opinions are free, including on somebody else’s replacement quote. The estimate covers the diagnosis, the fix we recommend, the alternatives, and what happens if you leave it another season. The number comes before the booking, never after the van arrives.
What is the $5,000 rule, and does it apply to a Heartland system?
The rule says multiply the age of the unit in years by the price of the repair: over 5,000 leans replace, under 5,000 leans repair. On most Heartland homes the arithmetic is decisive in the other direction, because the systems are young, so even a substantial repair on a five year old unit comes nowhere near the threshold.
