Signs it needs attention
Five signs a building’s HVAC needs looking at.
Commercial equipment rarely fails without warning; it just fails without anybody writing the warning down. These are the five that usually precede a shutdown.
Complaints cluster in the same zone.
One area always too warm or too cold is usually a balance, damper or controls problem rather than a failing unit.
A rooftop unit runs constantly.
Continuous run in mild weather means the unit is fighting something: a stuck economizer, a dirty coil, or a control that has lost its schedule.
Power bills have drifted upward.
Commercial equipment loses efficiency quietly. Compared month against month, year on year, it shows up long before a breakdown does.
Nobody knows when it was last serviced.
If there is no record and no schedule, the building is running on luck. A survey is where that gets fixed.
The last contractor stopped sending the same person.
Continuity matters on commercial kit. Someone who knows your roof finds the fault faster than someone reading a work order for the first time.
Buildings we serve
Four kinds of building, four different problems.
Commercial HVAC is not one service. What a building needs depends on how it is occupied, and the scheduling matters nearly as much as the equipment does.

Survey, plan, do, record.
Walk the building
Every unit located, tagged and photographed, with age, condition and access noted on a list you get to keep.
A plan you can budget from
What needs doing now, what needs watching, and what belongs in next year’s capital budget. Priced item by item.
Work scheduled around trading
Early, late, or between services. Phones are answered until 9pm and service calls run until about 7pm, so evening planning calls are easy to arrange.
Repairs and installs done to code
Electrical, gas, venting and controls, with the permits the city requires and the paperwork to prove it afterwards.
Records that survive staff changes
What was done, when, and what is next, so the service history does not walk out of the door with your facilities manager.
Ways to buy it
Three honest ways to buy commercial HVAC.
Commercial pricing turns on equipment, roof access and how much of the building goes on the plan, so we quote after the survey rather than over the phone. What never changes is that the number arrives before the work does.
Call us when it breaks
Straightforward, and the right answer for a single small unit.
Planned maintenance agreement
Where most buildings should be. Scheduled visits, records kept, far fewer surprises.
Replacement and capital planning
For buildings with aging equipment and a budget cycle to fit it into.
Surprises after the estimate. Survey first, then a written price per item, and that is the number invoiced. Free second opinions on another contractor’s recommendation, financing available, and the same technicians on your building visit after visit.
What commercial HVAC costs
Commercial work is quoted after the survey, because the roof tells you things a phone call cannot: how many units there are, what condition they are in, and how hard they are to reach. What never changes is the order of events, which is survey, then a written price per item, then the work.
What moves the number
The survey gives you every unit listed with its age, condition and access noted, and a plan you can put into a budget. Second opinions on another contractor’s replacement recommendation are free, and financing is available.
Does the $5,000 rule apply to commercial rooftop units?
Not really, and it is worth knowing why. The residential rule multiplies age by repair cost and compares the answer with $5,000, which works when the repair is the only cost in play. On a commercial building the bigger numbers are downtime, the risk of a second failure during trading hours, and whether parts for that unit are still made. A repair that passes the arithmetic can still be the wrong answer if it puts the unit back into service for one more summer and then fails in August. We price the repair, and we tell you where that unit sits on the replacement list.
“I’ve used him multiple times for everything from residential repairs to full commercial package unit replacements. His prices are fair and I’ve never had an issue with any of his work.”

Between visits
What building owners can do themselves.
Keep a filter schedule
Commercial filters load far faster than residential ones and they are the cheapest thing on the roof. Write the change dates on the unit itself.
Keep the roof clear around units
Stock, pallets and new roof plant crowding a condenser costs you capacity on the hottest afternoon of the year.
Log the complaints
A one-line note of who complained, where, and when turns a vague comfort problem into a diagnosable one.
