The Dallas base is inside Lake Highlands, at I-635 and Audelia in 75238, which is an ordinary fact with a practical consequence: the van is not driving in from another county when your system quits. Lake Highlands and Old Lake Highlands mix mid-century ranch houses with newer infill, so two houses on the same street can present completely different problems, and we see both of them weekly.
From there the run reaches Hamilton Park and Vickery Meadow to the north, Casa View and the White Rock, Lakewood, Forest Hills and Little Forest Hills neighborhoods to the south, and Garland, Richardson, Rowlett and Sachse just outside the loop. That is a short list on purpose. It is the area we can actually reach the same day*, and we would rather say so than claim the whole metroplex.

Texas Property Code section 92.052 is the provision that matters. It requires a landlord to make a diligent effort to repair or remedy a condition that materially affects the physical health or safety of an ordinary tenant, once the tenant has given notice. The code attaches conditions to that duty: notice has to be given, the tenant generally has to be current on rent, and in most situations the notice needs to be in writing. So send it in writing, date it, and keep a copy.
The question underneath it is always how long the landlord gets. There is no fixed statewide clock, no set number of hours, and anybody quoting you one is making it up. Texas asks for a diligent effort within a reasonable time, and what counts as reasonable turns on the facts, including the heat and who lives in the house. On top of that the City of Dallas housing code carries a temperature-related habitability standard for rental property, which is worth raising with the city if a landlord will not act.

The $5,000 rule on a Dallas quote
Multiply the age of the system in years by the repair quote. Under $5,000, repair usually wins. Over it, the money is generally better spent on a new system. It is a rule of thumb rather than a law and it needs a second look in either direction: an older unit needing one inexpensive part is still a repair, and a young system facing a compressor failure is a conversation that starts with the warranty. On heating equipment, a cracked heat exchanger is a replacement whatever the sum says, because it can put combustion gases into the air the house breathes. We do the arithmetic with you and put both prices on the same sheet.
